How to shut off water fast when a pipe bursts
Find your main shutoff before you need it. In most metro Atlanta homes it is at the front foundation wall, in a garage, or in a basement near where the service line enters. Homes on crawlspaces often have it at the meter box near the street, which needs a meter key.
Turn the water off, then open the lowest faucet in the house to drain pressure out of the system. Kill power to any circuit near standing water, move what you can off wet flooring, and call (404) 380-7641. Extraction started within hours is the difference between drying a floor and replacing it.

Signs of a hidden leak you can check this weekend
Shut off every fixture and appliance, then watch the meter dial. If it moves, water is going somewhere. Compare the last three water bills for a climb that your habits do not explain, and walk the yard looking for a strip of grass that is greener or spongier than the rest.
Inside, feel for warm spots on floors over concrete, check under sinks and behind toilets for staining, and look for paint that has started to bubble along a baseboard. Any one of these is worth a leak locate before drywall or subfloor gets involved.

Protecting Atlanta pipes through a hard freeze
Georgia freezes are short but sharp, and the pipes that fail are the ones with no insulation: hose bibbs, crawlspace runs, and lines in exterior walls or unheated garages. Disconnect hoses, cover outdoor faucets, and insulate exposed pipe before the first hard night.
During a freeze, open cabinet doors under sinks on exterior walls and let a pencil-thin stream run at the fixture farthest from the meter. If a line does freeze, shut off the main before it thaws, because most freeze damage becomes visible only once water starts moving again.

How long a water heater actually lasts
A tank water heater generally runs 8 to 12 years on metro Atlanta water. Tankless units go longer with annual descaling. Rust-colored hot water, popping or rumbling during heating, or water pooling under the tank means the tank is on its way out, not that it needs a part.
Flushing sediment once a year and replacing the anode rod on schedule buys real time. Once a tank is leaking from the body, replacement is the only fix, and replacing it before it fails avoids drying out a hallway.
